What is a Snagging Survey?

A snagging survey is a visual inspection of either a newly built property or a newly refurbished property. The inspection assesses the quality of works carried out against industry standards. The level of defects we typically encounter can vary from small cosmetic defects to significant structural issues.

For newly built properties, the ideal time to commission a snagging survey is prior to exchange of contracts. This ensures that disruption will be minimised when the rectification works are being carried out. However, this may require permission from your developer.

If you are not able to commission a snagging survey prior to exchange of contracts, we would recommend that a snagging inspection is carried out as early as possible after you move in, ideally within the first 2 months. The inspection must take place within the first 2 years prior to the expiration of the developers 2 year warranty period.

When is a Snagging Survey suitable?

  • If you have recently purchased a newly built property
  • If you have recently instructed a contractor to undertake significant refurbishment works to your property or you have recently had a new extension built.

What is included in a Snagging Survey?

A full inspection of the property, services and grounds

A photographic report which includes:

  • A general description of the property
  • A description of each defect identified
  • Photographic evidence of each defect
